Loyang Valley Condo En Bloc Sale 2022 – $980 million
Loyang Valley condo, located on the east side of Singapore, is attempting its first collective sale with a reserve price of $980 million.
On Thursday, the public bid for the 99-year leasehold property will begin.
It was reported that in September last month, the Loyang Valley collective sales committee (CSC) received the necessary 80 percent mandate.
The reserve price of the property equates to a land rate of $997 psf ppr, which also includes an estimated $174 million for land betterment fees and an additional $187 million for lease upgrading fees.
After accounting for a 7% bonus balcony (GFA) gross floor area and an extra $57 million land betterment fee, the land cost could be reduced to $972 psf ppr.
Its previous effort at a collective sale in 2018, with a reserve price of $750 million, was unsuccessful.
According to Mr. Terence Lian, head of investment sales at marketing firm Huttons Asia, owners of two-bedroom flats will earn around $1.86 million on average, while owners of three-bedroom units will earn around $2.7 million upon successful sale.
Each owner of the largest four-bedroom flats stands to get almost $4.35 million.
The Loyang Valley site is close to the planned Loyang MRT station and has 59 years remaining on its lease.
According to the 2019 Master Plan, the 78,098.8 sq m (or 840,648 sq ft) property is allocated for residential use with a gross plot ratio of 1.6. Upon redevelopment, it can yield around 1.35 million square feet of gross floor area.
Subject to planning clearance, a new development on the site has room for up to 1,249 residential units with an average size of 1,076 square feet each.
“The Loyang Valley location is a great enclave for resort houses amid a beautiful environment and the legacy of Changi,” said Mr. Lian of Hutton. The Tampines North, Pasir Ris, and Changi clusters of semiconductor and aviation-related industries will provide a large number of employment opportunities in the east area.
The location is adjacent to important employment centers such as the Changi Airport, Changi Business Park, Changi Aviation Park, Changi International LogisPark, the planned Changi East Industrial Zone, Singapore University of Technology and Design, and the Singapore Expo.
The presently under-construction Loyang Avenue viaduct will increase connectivity both inside and between towns.
The bid deadline is December 15, 2022 at 2:00 PM.
