Two adjacent freehold residential properties at 62 and 64 Wilkie Road near Orchard Road will be put up for collective sale via public tender on November 1st, 2022, according to PropNex Realty, the appointed marketing agency.
64 Wilkie Road currently has 5 residential units, whereas 62 Wilkie Road consists of 3 units. According to the URA Master Plan 2019, the two residential developments are on a total site area of 5,849 square feet that is set aside for residential use and has a gross plot ratio of 2.1.
Based on the reserve price of $19.5 million for the combined site, including the 7% bonus balcony space and land betterment charge, the land price works out to around $1,485 psf ppr.
The winning purchaser of the land will be able to redevelop the plot to build a new boutique residential project with 26 apartments inside an 8-storey building with a gross floor area of 1,141 sq m (about 12,282 sq ft) (height limit of 36 metres).
The estimate of the size of the project is based on a recently announced change to the criteria for dwelling units (DUs) in non-landed residential projects in the Central Area. As of January 18, 2023, new flats and condos will need to have at least 20% of DUs with a nett interior area of at least 70 sq m.
PropNex’s Tracy Goh, Head of Investment and Collective Sales, stated, “We anticipate strong interest from local developers for this collective sale site, given its competitive pricing, desirable location in District 9 of the city center, its freehold land tenure, and its proximity to a number of MRT stations that provide excellent connectivity to the rest of Singapore, including Marina Bay, Orchard Road, and the central business district.”
